Analysis of the Urban Fabric and Data Collection

The section on analyzing the urban fabric and collecting data should include analyses of the overall urban structure, the current condition of existing transformation areas, the determination of supply–demand balance, and the analysis of the social and economic structure.

a) Urban Fabric Analysis
This part presents analyses based on existing data about the urban fabric of the transformation study area addressed in the strategy document. It covers the area’s position within the country and region, natural and physical characteristics, social and technical infrastructure, historical texture, valid (current) plans, ownership status, development trends, as well as its problems and potentials.

b) Status of Existing Transformation Areas
This part includes information and documentation regarding transformation areas previously declared within provincial and district boundaries under Laws No. 6306, 5393, and 5366, as well as the implementations carried out in these areas.

c) Determination of Supply–Demand Balance
For use in urban transformation implementations, supply–demand balance analyses for real estate are carried out by evaluating population data, population growth rates, migration, and building stock. If needed as a result of this analysis, areas that can be used as new settlement zones within or near provincial/district borders (reserve building areas and urban development project areas) are identified.

d) Analysis of Social and Economic Structure
A social structure analysis is conducted for the population living and working in the strategy document’s study area. Information on current living standards and socio-economic conditions is evaluated together with demographic indicators, and surveys are conducted to identify the expectations of the population.
